Overall
Positive:
Very easy access to public transport. Great light from Southern exposure. Good sized bedroom with plenty of storage. Small kitchen but just about functional. We lived there for 4+ years so these benefits were pretty substantial.
Negatives:
The only bathroom is an ensuite which is annoying if you have guests. Flat is right next to a high-school which means lots of noise during term time, especially during the start and end of day. Bathroom has damp issues and heating is very inefficient - often either freezing or boiling. Biggest negative is lack of soundproofing between flats. It's very very easy to hear everything your upstairs neighbour is doing (and I am not especially sensitive to sound).
Advice for next tenants:
It's particularly important to stand your ground with the landlord (Leo k). He has many other properties in the area and can be great in terms of offering quick solutions to maintenance issues, although most of the time this won't be a permanent solution. He takes a casual approach to end of tenancy handovers, which in our case meant no official inspection (no agencies involves) or inventory. If he tries to withhold your deposit for any reason at the end of the tenancy make sure you challenge it - the burden of proof is on him to show that the property is in a worse state than it was when initially rented out. He tried to withhold all of our £1600 deposit for a £200 cleaning arranged by the new tenants (completely unnecessarily) and we took him to adjudication through the deposit protection scheme and got all of our deposit back. To be clear - this is a cautionary tale which soured our experience of the flat but only at the very end of our tenancy. Our overall experience was that it was a good flat (with benefits and minuses), with a responsive landlord - which is why we stayed for so long.
