Lovely well maintained flat, but not without faults

Overall

Positive:

The neighbourhood is great and the neighbours are friendly. The street is quiet, but has good access to amenities. Great access to supermarkets, GP, pharmacy, and other daily life necessities. Duke Street also has a good number of shops and cafes, and you're walking distance from the city centre. There's plently of street parking available if you have a car. The flat has been well maintained. The walls are decently thick and I rarely hear anything from the surrounding flats. The rooms are a good size and the kitchen is particularly spacious. There's an electric fireplace in the living room. The flat has great storage. There's a built in wardrobe in the bedroom, a spacious storage closet, and an unfortunately unfinished closet with great potential as a coat closet. The landlord and letting agent are decently responsive when it comes to repairs and (so far) no rent increases

Negatives:

As a ground floor tenement flat, it's quite cold. Without the heating, it's around 10c in the winter and 18c in the summer. While the windows are double glazed, the front door is not well insulated for heat or noise. It lets quite a lot of cold air in and you can hear all the noise from the hallway, which is not great as the flat's door is near both the stairs and the entrance to the main building. The flat is also quite humid. I haven't noticed any signs of damp, but I run a dehumidifier regularly to be safe. The bathroom ceiling is also prone to mold, but I've found it pretty easy to clean off myself. I sometimes hear rats in the walls. It's not too often, and I've seen no signs of them having entered the house. It's a common issue in older properties, but still disconcerting.

Advice for next tenants:

Get a dehumidifier and put humidity monitors in each room. I haven't had issues with damp, but best to play it safe given how humid the flat gets
